Zoo tycoon 2 gamers, help!?

i am doing the panda challenge on zoo tycoon 2 for pc and no matter what i do i can not get 5 stars!! i only have 4 and a half. what am i doing wrong?? :(

By coincidence I am trying to complete this challenge at the moment. My zoo rating fluctuates between 4陆 and 5 stars but the panada doesn't appear.

What I have done is

1)reduce the number of animals by getting rid of the cheap ones, moose, peacock, gemsbook, flamingo, ostrich.

2) Put 1 Keeper to only 2 animals

3) Make sure your animals aren't overcrowded by getting rid of some. 6 of each kind max (except lemurs because they look cute) and for some only 4 - elephants, rhinos, polar bears, hippos

4) On your zoo stats you should have full number of species, number of animals, full release to wild, full guest happiness (playgrounds etc)

5) Try and make the habitats the best you can

6) then the tricky bit is keep going round each animal in turn and cleaning up the poo and washing the animals etc so they are always happy
